What's Actually Changing?

UAD 3.6 replaces the current format that's been in use since 2011. The core shift: from form-based reporting to structured data reporting.

35+ Structured Property Fields

Specific materials, room dimensions, and site characteristics need discrete data entries — not vague checkboxes.

Expanded Narrative Requirements

Section-specific narratives for neighborhood, site, improvements, and market conditions. These are structured fields, not optional comments.

Updated C/Q Rating Definitions

C1-C6 condition and Q1-Q6 quality ratings get clearer, stricter criteria — especially for edge cases like partial renovations.

Structured Market Data

Market analysis moves from checkboxes to structured data: supply/demand metrics, price trends, and marketing time with supporting evidence.

New Photo Documentation Standards

Updated requirements for property photos including material documentation and geotagged verification.

The other 2026 standard

UAD 3.6 isn't the only new appraisal standard

In March 2026, the Appraisal Standards Board published USPAP Advisory Opinion 41 — a brand-new standard that directly addresses appraisers' responsibilities when using technology, including generative AI, in appraisal practice. The ASB published AO-41 right before UAD 3.6's mandatory date partly because they knew appraisers would lean on AI to absorb the form expansion.

AO-41 frames AI output as information until you evaluate and adopt it — the appraiser stays the operator. That alignment is baked into how Appraiser Machine works.

UAD 3.6 native

Built around the new form from day one. Narratives, photo ratings, and 35+ property fields aligned with UAD 3.6.

Aligned with USPAP AO-41

Tokenized PII, per-AMC AI kill switch, full audit export. AI never signs, submits, or certifies. You stay the operator on every assignment.

Your Current Software Isn't Ready

We checked. Here's where the industry stands.

The Competition

  • ×Order management tools: Few have announced UAD 3.6-specific features
  • ×Public roadmaps: Mostly silent on what AI-assisted UAD 3.6 will look like

Three AI Tools That Handle It For You

You don't need to memorize the new requirements. Our AI already knows them.

AI Narratives

Type rough notes or dictate by voice. AI generates polished, USPAP-compliant narratives for all 13 UAD 3.6 sections. Copy directly into your report software with proper formatting.

AI Photo Analyzer

Drag and drop inspection photos. AI labels room types, detects materials (granite, hardwood, vinyl), and suggests C/Q ratings using the official UAD 3.6 scale.

AI Property Data

One click pulls 35+ structured fields from county assessor records and public data — year built, GLA, lot size, room counts, foundation, roof, and more. Each field includes a confidence score and source link.

“We fill the fields. You own the report.”

AI Report Prep is included in every Appraiser Machine plan. $5 per AI-generated report.

UAD 3.6 Means More Revisions — Unless You're Prepared

Stricter field definitions and expanded narrative requirements mean lenders will bounce more reports. Revision Shield catches compliance issues before you submit — flagging missing fields, incomplete narratives, and C/Q rating inconsistencies in real time.
