See which landing page each quote came from#

Running the same instant quote form on more than one landing page? Give each page its own label in the embed code. Your quotes and orders lists show a Campaign / page column you can filter by, and Marketing Analytics counts quotes, converted orders and conversion rate for each page.

Change your instant quote form with AI#

On a form built with the Advanced Flow Builder, an account admin can describe a change in plain words, like adding a question, and the AI suggests the edits. You review each one, pricing or routing changes need your own confirmation, and nothing is saved until you click Save.

Zero Data Retention for Claude-powered features#

The AI features inside Appraiser Machine that run on Anthropic Claude now operate under our Zero Data Retention arrangement: Anthropic deletes inputs and outputs promptly after responding and does not train on them, subject to its documented safety and legal-hold exceptions. The details, and which features run on other providers, are on the Security and Subprocessors pages.

Copy your order files to Dropbox#

An account admin connects Dropbox once in Settings, and from then on every file added to an order is copied into it automatically, one folder per order, under Apps > Appraiser Machine. It only goes one way, so nothing you do in Dropbox changes your orders. Files already on your open orders can be copied too with Export open orders.

Save email correspondence as a PDF#

Save any email or message on an order as a PDF, or click Save thread as PDF to keep the order's whole email history in one file, original order email included. The PDFs are filed in the workfile under Supporting Documentation as office-only documents, and the buttons are available to account admins and office staff who can see invoices, billing or payroll.

Decide new orders and bids one at a time#

Open Decide from the Orders page to work through new bid requests and new emailed orders one at a time. Accept, decline or counter each one at your desk, or tap through them on your phone. When a new bid request arrives, account admins and office staff who can edit orders get an email with the property address, the sender, and the proposed fee when the request includes one.

Keep your MLS sheets with the order#

Save a listing printout or screenshot from your MLS straight into the order's workfile, filed under Subject Property or Comparable Sales. Upload a CSV export of your comp search and pick the rows that become comps, up to 6 per order.

Deliver the UAD 3.6 report package#

Upload your UAD 3.6 delivery ZIP in the order's Final Report section and send it to your client by tracked link, as the ZIP package or as the PDF. Each recipient gets their own link, and the order shows you when it was opened and downloaded. A copy of the report's XML and PDF is added to the order's workfile for you.

Clients can download their report from the client portal#

When you send a report to your client by tracked link, the order in their client portal gets a download button for that same file, PDF or ZIP. The portal always offers your most recent delivery, and a download there is counted on the order just like a link download.

Set stale quotes aside as cold#

Turn on Auto-mark quotes as cold in Settings, under Email, and choose how many days without contact it takes. Open quotes that go that long get a Cold badge, stop getting follow-up reminders, and can be filtered on the Quotes page. Log contact or change the quote's status and it moves out of cold, and nothing is ever deleted.

Property research on every quote and order#

Open any quote or order and the property context is a click away: an aerial photo, a Street View photo where Street View has coverage, the FEMA flood zone with a risk badge, FIRM panel and effective date, and base flood elevation when FEMA publishes one, with a link to verify on FEMA's own map. County recorder, county GIS and CoStar links sit beside a Copy address button, and every quote and order has one-click Google Maps, Street View and Zillow links. When a quote becomes an order at the same address, its map location comes with it.

Completed work report for payroll#

See the completed, delivered work behind each appraiser's pay in one report. Pick one appraiser or the whole team, a date range by completion date or order date, and paid or unpaid work, then preview it, print it, or download it as a CSV. It follows the office you have selected on Payroll.

Build your own instant quote form#

Put a quote form on your own website that gives clients a price on the spot. A step-by-step builder walks you through your services, pricing from your fee schedule, optional add-ons, and the areas you cover, or you can describe your services and let the AI Builder draft the form for you. Add your site's address, copy one snippet, and it runs as an embedded form or a chat widget. Requests from outside your area come to you for review instead of getting an automatic price.

Your own calendar, checked before you get booked#

Everyone on the team can connect their own Google or Outlook calendar, not just the account admin. Inspections booked for you land on the calendar you already carry, and before anyone books or moves an inspection for you, your busy times are checked and a clash is called out on the spot. Only free and busy times are read, never the details of your events.

Dispatch Engine: orders that assign themselves#

Set your assignment rules once and let each order find the right appraiser. Route by client, by type of work, or by the appraiser an AMC names on the engagement letter, with coverage areas and weekly capacity keeping the load fair. Describe how you hand out work in plain English and the AI Rule Builder drafts the rules for you to review.

One-click access for your bookkeeper#

Add your bookkeeper without opening up the whole account. The Bookkeeper / Finance preset gives full invoicing, payroll figures, and reporting, keeps orders and clients view-only, and leaves settings, team, and appraiser records closed.

Import workfiles from Dropbox#

Pull files straight from Dropbox into an order's workfile, right alongside your normal uploads. Pick one file or several at once, including PDFs, Word and Excel files, and photos, and they are saved to the order.

Tracked final report delivery#

Send your finished report as a private, per-recipient download link and see the moment it gets opened or downloaded. The link always serves the exact PDF you uploaded, and every delivery is saved to the order as a permanent record. Delivered the report another way? Log it in one click so nothing slips through the cracks.

Connect your orders to ChatGPT and Claude#

Create a secure access token and let AI assistants like ChatGPT, Claude, and Codex answer questions about your business. Ask what is on your plate today, or which orders are overdue, and get a real answer pulled from your live data. Everything stays scoped to your company, and private details are redacted before they ever leave Appraiser Machine.

Split a single fee across everyone who touched the order. Set rates by role for the inspector, analyst, reviewer, and appraiser, see the full breakdown right on the order, and let payroll reflect the real split without any hand math.

Engagement Letter Studio#

For estate, divorce, trust, litigation, and other private work, generate a polished engagement letter from a reusable clause library. Capture signatures, set your fee structure, and watch every letter move from draft to sent to signed on one board that also flags what is still unpaid. Already have letters you wrote elsewhere? Upload them and track those on the same board.

Automatic offsite backups#

Every account is protected by encrypted, offsite daily backups of your data. There is nothing to set up and nothing to remember, and health monitoring watches every run so a missed backup gets caught right away.

AI photo analysis for report prep#

Upload your inspection photos and AI returns a condition and quality read, detected materials, spotted defects, and a plain-English description for each one. It handles iPhone HEIC files automatically and runs in the background so you are never stuck waiting, with one tap to retry if anything stalls.

No more duplicate orders from AMC emails#

AMCs and lenders often send four to six emails for a single assignment. Appraiser Machine now recognizes the follow-ups, routes each one to the right order, and stops the duplicate pile-up before it starts. When two orders really do look alike, a badge flags them so you can catch it before you accept.

Drop in any PDF and we do the rest#

Upload an engagement letter, contract, or order PDF and Appraiser Machine reads the property, borrower, fee, and report requirements, then files the document in the workfile under the right section. Social Security numbers are masked automatically before anything is processed, and if a file ever fails mid-way your original is saved so you can retry without re-uploading.

QuickBooks sync that just works#

Invoices and payments flow to QuickBooks on their own, in the right order, without manual pushes. Moving over from another system? Appraiser Machine recognizes invoices that already exist in QuickBooks under the same numbers and adopts them instead of creating duplicates.

Get paid online by card#

Send an invoice with a secure card payment link. When your client pays, the invoice marks itself paid and posts to the order, with a branded thank-you page for your client. Refunds and disputes reconcile on their own so your books stay clean.

Trello board sync#

Run your pipeline in Trello? Orders and Trello cards stay in step both ways, so a status you move in one place shows up in the other.

Public records auto-fill on intake#

Start an order and Appraiser Machine fills in the owner of record, parcel number, legal description, lot size, and year built straight from public records, then outlines the actual parcel on a satellite map. It is verifiable public-record data attached to the order, so you can confirm the subject without leaving the page.

Multi-office and DBA support#

Export orders to your form software#

Export an order as a MISMO XML file that TOTAL, ACI, ClickFORMS, and other MISMO-compatible form software open natively. Start the report in your own software with the order data already in place instead of re-keying it.

Move thousands of orders, clients, and invoices out of Anow in one import, even large exports with grouped or offset header rows. Merge duplicate client records through a safe, audited cleanup tool, and bulk-delete anything that came over wrong.

AI QC review before you submit#

Run your report through a quality check that covers UAD 2.6, USPAP, FNMA, FHA, and VA requirements across more than 140 points. It isn't available for UAD 3.6 reports yet. Deterministic checks and AI judgment work together to surface issues while you can still fix them, so problems get caught before the lender sees them.

Two-way Google Calendar sync#

Connect Google Calendar and your inspections stay in sync both directions. Inspection date and time show right on the map pins for route planning, and order due dates appear on your calendar as their own chips.
