Some legacy platforms have basic AI image analysis. We use Claude - the same AI that powers professional research tools - with full UAD 3.6 training on condition and quality rating scales, material detection, and room classification.
The Appraisal Standards Board published Advisory Opinion 41 in March 2026 to govern technology use — including generative AI — in appraisal practice. AO-41 puts compliance squarely on the appraiser and frames AI output as information until you evaluate and adopt it. Appraiser Machine was designed around that principle.
We draft, suggest, and surface findings. You adopt, edit, or discard. AI never signs, submits, or certifies. We don't develop opinions of value, and we don't perform any step that requires your license.
Borrower name, lender, loan number, and case number are replaced with opaque labels like [[BORROWER_NAME_1]] on our server before the request leaves. The AI never sees the real identifiers; your screen sees real names because we rehydrate locally on the response.
